Online Payment (Quickest & Easiest): Pay directly through the Customer Portal at https://myfci.com/. Just click on "Make a Payment" at the top of the page.

Automated Payments (ACH): Set up a one-time or recurring Automated Clearing House (ACH) payment for stress-free monthly transfers.

To provide you with a premier, centralized servicing hub, Crebrid partners with FCI, a leading national loan servicer. If your loan has been boarded to FCI, myfci.com is your main portal for accessing statements, making payments, and submitting requests.

Your due date is consistently set for the 1st of the month, as established in your original loan Note. This consistency helps keep your payment schedule clear and predictable.

Getting started is easy! You simply submit your request through your Crebrid portal (crebrid.com) under the Scope of Work tab.

Submitting a draw request is simple and fully managed through your dedicated Crebrid borrower portal.

Log In: Access your Crebrid portal. View Budget: Check your budget on the Scope of Work tab. Submit Request: Submit a request for reimbursement for work that has already been completed on allocated items.

We'll then thoroughly review the progress to ensure your project stays on track for a successful rehab. There is no limit to the number of draw requests you can submit.

Contingency is your financial safety net. It represents 10% of the budget set aside specifically for unexpected expenses. These funds are primarily meant to be funded toward the end of the project, but they are also available for partial amounts when you have a critical, unexpected need.

How to Request: You can request these funds within a standard draw request.

Details: Select Contingency specifically and provide a detailed reason for needing the funds, along with any relevant documentation to support the request.

We understand that project needs can shift, and flexibility is key. To support your successful rehab, we're happy to offer a one-time opportunity to reallocate your remaining budget.

Process: You can simply edit the original budget tracker to move funds between line items.

Congratulations on nearing your payoff! The process is designed to be straightforward:

Request a Payoff Statement: The most efficient way to start is by requesting an official payoff statement through your FCI customer portal.

Funding: In most cases, a title company will handle the closing and wire the funds to pay off the loan. If you are handling the payoff yourself, the statement will include all necessary wiring instructions.

Final Step: We recommend you order an updated payoff statement two business days before funding to ensure you have the most accurate final amount.

Most Release of Liens are processed automatically after closing. If you need to specifically request a Release of Lien, you can easily do so by reaching out to FCI’s Customer Service:

The auto extended provision in your Note is a built-in safety feature. It means that at the initial maturity date, your loan can automatically extend for 90 days. During this period, an extension fee of 0.5% of the outstanding principal is assessed every 30 days (three times total). This provides you with an important window of opportunity to complete your final sale or refinance before the final maturity date.

We aim to process your request as efficiently as possible. The process typically takes 3−5 business days after we've received all the necessary documents. Our best advice is to start your request early to ensure a smooth transition.

As you near maturity, you have three primary and positive paths forward to maximize your investment success: Sell, Refinance, or Request a Short-Term Extension (Modification).

Yes, requesting an extension is the recommended step! If your closing will occur after the maturity date, securing a short-term extension is the best way to ensure your loan remains in good standing and to avoid any potential compliance issues.
